1. How do I arrange a valuation?

2. What documents do tenants need?

Proof of ID, proof of address, right-to-rent check, employment and income verification, and references.

3. How much is the security deposit?

Typically five weeks' rent, registered with the DPS.

4. When is rent due?

Monthly in advance by standing order unless otherwise agreed.

5. Do you allow pets?

At the landlord's discretion and subject to written agreement. Some buildings restrict pets.

6. Who holds the deposit?

Deposits are protected with the DPS in accordance with the Housing Act.

7. What is included in fully managed service?

Tenant communications, rent collection, inspections, maintenance coordination, compliance checks, renewals and statements.

8. How often are inspections?

Usually every 6 months, or more frequently for new tenancies and HMOs.

9. How do I report a repair?

Managed tenants can email maintenance@brightonpremierlettings.co.uk or call 24/7. Non-managed properties should contact the landlord directly.

10. What safety certificates are required?

Gas Safety annually, EICR every 5 years, EPC minimum E rating, and working smoke/CO alarms.

11. Do you offer rent protection?

Yes. Optional rent protection and legal cover are available on request.

12. What are your landlord fees?

Fixed, transparent fees for tenant-find, rent collection and management. Request our latest fee schedule.

13. How long are tenancies?

Standard ASTs are 12 months with optional break clauses; we tailor to suit.

14. Can I end a tenancy early?

Only in line with the contract and UK law. Speak to our team for guidance.

15. Do you manage HMOs?

Yes. We manage licensed and non-licensed HMOs and assist with compliance.

16. How quickly can you let my property?

Most homes are let within 1-3 weeks depending on price, presentation and seasonality.

17. Do you conduct inventories?

Yes. Independent, photographic check-in and check-out reports are standard.

18. Are utilities included?

Unless stated, tenants are responsible for utilities, council tax and TV licence.

19. How are deposits returned?

After the check-out and agreement on any deductions, the DPS releases the balance.

20. Do you work with corporate lets?

Yes. We regularly place professionals and corporate tenants across the city.
